Our client approached us with a site he had purchased some time ago as a rental. With the shift in the property market, it was time to maximise the return.

We were asked for three townhouses but it became apparent very quickly to us that four could be achieved with a Resource Consent.

This was a no-brainer for our client as the return easily justified the additional unit. That didn't mean it was easy to do but we got there.

Our first option was to have three stories in the centre of the site to make the most of the available height but after further review, we opted for having two stories throughout whilst comfortably managing three bedrooms in each unit.
