Small site, townhouses, individual style
With a tight envelope to the southern and eastern boundaries and large road set backs to the north and west, fitting two substantial townhouses onto this small site in Merivale was a real challenge.
The town houses straddle the corner of Merivale Lane and Hewitts Road, adjacent to Rangi Ruru Girls High School. It’s a busy street with a lot of vehicle movements.
But there were also advantages. The original home had already been divided into two dwellings which made the redevelopment of the site much easier to achieve. And we also had the opportunity to have two separate and private accesses to the townhouses which allowed them to be completely stand-alone.
The result was homes that had privacy from each other and the neighbours, nice outlooks from the master suites, and a sense of space, light and openness.
While the choice of materials and the overall designs relate to each other, they are substantially different in layout to make the most of their individual outlooks and private spaces.
These units were not designed for clients but as speculative builds.
